Investment Property Owners – New Tax Related Law 2011

Recipients of rental income from real estate are now generally subject to the same information reporting requirements as taxpayers engaged in a trade or business. In particular, rental income recipients making payments of $600 or more to a service provider (such as a plumber, painter or accountant) in the course of earning rental income are required to provide an information return (typically Form 1099-MISC) to the IRS and to the service provider. This provision will apply to payments made after Dec. 31, 2010.

Five Reasons a Seller May Reject Your Offer

Rejection is a hard thing to face in life, whether it’s at work, at home or from the owner of the home you hope to purchase

  • The offer wasn’t enough for them to pay off their mortgage. For most sellers, the bottom line is paying off their mortgage. If your offer won’t cover the mortgage, they cannot accept it.
  • They may have just been testing the waters to see what they can get for their home.
  • Their plans may have changed. People put their homes on the market because they need to move, they want to upgrade their home, or they can no longer afford their home. If the circumstances change, they may not need to sell their home.
  • Their deal may have fallen through. Perhaps your seller was buying another house contingent on the sale of their property. If something went wrong with that deal, they may not be able to sell their home to you.
  • You may be asking too much of them. The seller may not have the time or money to make any repairs they think are insignificant. Perhaps you want to close too soon or would like to move in to the home before closing.

 

Don’t get depressed when a seller rejects your offer. There may be many reasons for their refusal. Help your real estate agent develop a counter offer, or move on to a new opportunity. There are a lot of homes on the market. You may be pleasantly surprised when you start looking again and find a home that fits your lifestyle even better!”

2010 API Scores Jump For Most Tri-Valley Schools

Nearly every Tri-Valley school posted gains in the California Department of Education’s 2010 Academic Performance Index (API) reports. The San Ramon Valley Unified School District (SRVUSD) posted the highest consolidated API score of 916. The Pleasanton Unified School District (PUSD) was a close second with a combined 2010 API score of 906. The Dublin Unified School District (DUSD) API increased by 24 points to earn a score of 878. The Livermore Valley Joint Unified School Distrct (LVJUSD) placed last in the Tri-Valley with a combined 2010 API score of 822.

San Ramon’s Dougherty Valley led the way for Tri-Valley high schools with a 2010 API of 909. Monte Vista (894) and San Ramon Valley (891) rounded out the top three high schools in the Tri-Valley. Livermore High School posted a 33 point increase, but it remains the lowest performing high school in the Tri-Valley with an API score of 802 for 2010. Granada High (840) and Dublin High (868) rounded out the bottom three high schools in the Tri-Valley.

Dublin’s top performing schools for 2010 were Dougherty Elementary (939), Green Elementary (933), and Fallon School (910); however, excluding Valley High Continuation School, these three schools actually posted the smallest API score improvements. In fact, Dougherty Elementary’s API score actually decreased by 5 points compared to 2009. Wells Middle School posted the largest gain, catapulting by 49 points to 838 in 2010 from 789 in 2009.

Dublin’s Frederiksen Elementary received the lowest API score at 861, but Frederiksen’s score did increase by 29 points in 2010 compared to its score in 2009. While Dublin High’s 2010 API score of 868 is the third lowest in DUSD, this gain of 26 points represents the second year Dublin High’s posting double-digit improvement.

California Tax Credit Going Fast

The popular state homebuyer tax credit returned after running out of money last year in just 4 months. Association economists are projecting that funding set aside for the tax credit will be used up quickly, thanks to an unexpected flood of delayed closings by homeowners who hope to qualify for both the state and federal credits.
