Alameda County to Sell Tax Delinquent Parcels – Great for Investors!

Alameda County will conduct an online auction to sell tax delinquent parcels of property.  The auction will take place at www.bid4assets.com through March 29. If a potential bidder does does not have Internet access, an Offline Bid Form is available from the Tax Collector's Office, which is located at 1221 Oak Street, 1st floor, in Oakland.  The properties for sale are located primarily in Oakland.  To be eligible to participate in the auction, a bidder must pre-qualify with a $5,000 deposit.  More information regarding the online auction can be obtained from the Treasurer Tax Collector's Web site by clicking here.

Multiple Offers More Common Now…

Most of our listings are now selling with multiple offers including our most recent listing in Gale Ranch at 2044 Feathermint. This home was put on the market last Thursday and held open both Saturday and Sunday. The weekend traffic was very good, there were at least 20-30 groups through each day. We received several offers on this home and it looks like it will be pending within 24 hours. The comments were very favorable in regards to this home and most visitors loved the floor plan, numerous upgrades, yard and views! There are just not enough homes on the market now that even compare to this one. It is so tough for buyers when they are writing offers on homes with multiple offers. Here are some things we look for when determining the best offer: Price, terms, contingency periods, lender approval letters or cash offers with documented funds. Some buyers think that offering cash means getting a discounted price. It all depends on the situation as there are never 2 situations the same. Good terms can include fast closes, free rent backs, quick contingency removals, no appraisal contingency, 3% deposits, and strong approval letters. One thing that makes a really strong approval letter is getting DU (Direct Underwriting) approval. This shows the seller that you are fully into the process with a lender. It is not fair to a seller for a buyer to still be shopping for a lender in the middle of an escrow. These are just some of the things that we look for in an offer. I mention price because price is still #1 for most sellers. My last tip is this, if you know there are multiple offers, why bother writing an offer $100k less on a home that is priced really well to begin with. Remember most homes that receive multiple offers are priced well or they would not any offers at all. It is not a good idea to low ball a new listing as most sellers are not willing to drop their price if they have been on the market less than 21-30 days.

Changes in Pleasanton Supermarkets

Pleasanton’s Nob Hill Foods supermarket at 3112 Santa Rita Rd. will close next month, leaving Trader Joe’s as the city’s only major food store in the northeast section of the city.

When it closes, Nob Hill Foods will leave the city with six major food stores: Gene’s Fine Foods, Lucky, Raley’s, Safeway, Smart & Final and Trader Joe’s.

Work is under way on what will now be the city’s seventh supermarket, 99 Ranch Market, at the site of the former old Levitz furniture store in the Rose Pavilion. Part of an Asian American supermarket chain based in Buena Park, Calif., 99 Ranch has 28 stores, primarily in California, with other stores in Georgia, Nevada, and Washington. It is also considered a Taiwanese-American market because of the considerable amount of products imported from Taiwan.

Fresh & Easy, a British-owned grocery similar in size and marketing focus to Trader Joe’s, plans to open its first store in the area later this year, also in the Rose Pavilion in the space once occupied by Express Fitness

In addition, Safeway, with its corporate headquarters in Pleasanton, has plans awaiting approval before the city Planning Commission to build a large Safeway Lifestyle store at Bernal and Valley avenues, across from the fairgrounds. Those plans are on hold, however, until 2011 at the earliest.

Raley’s recently completed a major renovation and upgrading of its supermarket on Sunol Boulevard. However, the Sacramento-based company, which also owns 133 other stores under the Raley’s, Bel Air Markets, Nob Hill Foods and Food Source banners in northern California and Nevada, said at the time that it had no plans to modernize its Nob Hill supermarket in Pleasanton.

Gene’s, a privately-owned, family-operated store at 2803 Hopyard Rd., also recently completed a major upgrade of its Pleasanton store.

Daylight Saving Time

On Sunday, March 14, 2010 at 2 a.m., Daylight Saving Time begins in the United States.
Every spring we move our clocks one hour ahead and “lose” an hour during the night and each fall we move our clocks back one hour and “gain” an extra hour. But Daylight Saving Time (and not Daylight Savings Time with an “s”) wasn’t just created to confuse our schedules.

The phrase “Spring forward, fall back” helps people remember how Daylight Saving Time affects their clocks. At 2 a.m. on the second Sunday in March, we set our clocks forward one hour ahead of standard time (“spring forward”). We “fall back” at 2 a.m. on the first Sunday in November by setting our clock back one hour and thus returning to standard time.

The change to Daylight Saving Time allows us to use less energy in lighting our homes by taking advantage of the longer and later daylight hours. During the eight month period of Daylight Saving Time, the names of time in each of the time zones in the U.S. change as well. Eastern Standard Time (EST) becomes Eastern Daylight Time, Central Standard Time (CST) becomes Central Daylight Time (CDT), Mountain Standard Time (MST) becomes Mountain Daylight Tome (MDT), Pacific Standard Time becomes Pacific Daylight Time (PDT), and so forth.

We had an open house today that resulted in over 25 to 30 groups of a minimum of 4 people (so about 100 people) that came to see our new listing in Windemere. It was interesting to see how much interest was shown and how many people were visiting from Cupertino or Fremont. I asked one family from Cupertino how much the home on Salisbury would sell for in Cupertino and they told me it would sell for $2,000,000! That is over 100% of the asking price of Salisbury. It was easy to understand why so many people are leaving Cupertino (many are renting and want to buy). Many of the visitors have been making offers on other homes in Windemere but have missed out. The market has shifted in Windemere since last summer. Just 6 months ago, a home selling for $725,000 would now be selling for $800,000. That is an increase of approx. 12% in just 6 months!

We are reviewing offers on Tuesday for Salisbury and we expect to get many offers. We have many more new listings coming on the market so stay tuned…
